The brief

The existing kitchen extension was too small and not really usable, and the dining room wasn’t working either. The customers wanted a bigger kitchen that would free up their dining room, plus a downstairs WC and a utility.

What we built

  • Single-storey extension, just under 30 m²
Timber frame with a brick outer skin, a flat roof and a roof lantern.
  • New WC with integrated utility
The downstairs WC and utility the customers asked for, in one space.
  • One floor throughout
Tiled flooring runs from the refurbished dining room into the new kitchen.

Watertight within three days of the walls going up

Once the timber-frame walls were up, the extension was watertight within three days. That meant internal work could progress while the external brickwork continued.

Sorting out the drains

Once we were on site we found that every existing drain run was broken, so all of them had to be repaired. It was unforeseen, and we didn’t let it affect the timescale.

The kitchen

The kitchen is from Howdens and was fitted by us. With timber frame, everything has to be organised early because the build moves quickly, so the kitchen design went to Howdens before the frame walls were up.

The customers hadn’t asked for a false chimney over the hob. When Jason saw the design, he and the customers agreed it would look great, so we built it at no extra charge.

Ready to decorate

We mist-coated the walls, then filled and sanded them, so they were ready for the customers to decorate themselves.

What did 4G Building Projects do?

We built the timber-frame extension with its brick outer skin, created the new WC with integrated utility, fitted the Howdens kitchen, built the false chimney over the hob at no extra charge, and mist-coated, filled and sanded the walls ready for decoration.

How long did the build take?

Around 14 weeks overall: about three months until the kitchen was complete, then one to two weeks of finishing.

Were there any unexpected problems?
