House extensions in Leeds
We design and build house extensions across Leeds and the rest of West and North Yorkshire. We travel to Leeds jobs from our base at Thorp Arch Trading Estate near Wetherby. Call 01937 208224 or use the calculator, then book a visit for a real quote.
Where we work in Leeds
We cover these parts of the city, and Wetherby where the city gives way to the villages:
- Rothwell
- Pudsey
- Roundhay
- Meanwood
- Moortown
- Alwoodley
- Headingley
- Farsley
- Wetherby, on the edge of Leeds
If you are in another Leeds neighbourhood, ask before you assume we cannot get there. We take projects we can attend reliably from the workshop, and we will say if the journey does not make sense. Wider coverage is on areas we cover.
What a Leeds extension involves
Most enquiries are for an existing house: a single-storey rear or side extension, sometimes two storeys where the plot and the neighbours allow it. Typical briefs are a larger kitchen and living space, or bedrooms above a new ground floor. Access, drains, party walls and matching the brick or render of the house matter as much as the floor area.
Some homeowners already have planning permission and drawings. Others want the extension designed before an application. Tell us which of those you are. We will not treat a designed scheme and a first conversation as the same piece of work.
The guide price comes from the extension calculator on our main house extensions page. That figure is an indication for a typical Yorkshire project, not a quote for your street. Why extension quotes vary explains the difference in plain terms.
Types of extension we build in Leeds
- Single-storey rear extensions
The most common Leeds brief: a bigger kitchen, dining or family room opening to the garden, often with French doors, bi-folds or a roof lantern. Our Rothwell extension is one of these. - Kitchen extensions
Rear, side-return and wrap-around extensions built around a new kitchen, with the kitchen fitted by us if you want it. More on our page about kitchen extensions in Leeds. - Side and side-return extensions
Using the space at the side of the house to widen a narrow kitchen or add a utility, WC or extra room. Boundaries and party walls need care here. - Wrap-around extensions
A side and rear extension combined into an L shape for a large open-plan space. Usually the most involved option, with more steelwork and a planning application. - Two-storey extensions
Bedrooms or a bathroom above, living space below, planned as one build where the plot and the neighbours allow it.
Planning basics for Leeds extensions
A general guide, not advice for your house. Leeds City Council is the planning authority, and the rules depend on the house, the plot and its history.
- Permitted development
Some single-storey rear extensions do not need a full planning application. National rules limit how far they come out, their height, how close they are to the boundary and how much of the garden they cover. Larger single-storey rear extensions may be possible through prior approval, where neighbours are notified first. - Planning permission
Usually needed for side, wrap-around and most two-storey extensions, in conservation areas (Leeds has many), for flats, and where permitted development rights have been removed. - Building regulations
Needed either way. We build extensions to the Approved Documents, and the calculator always includes a building control and build-over allowance. - Party walls
Work on or near a shared wall or boundary may mean notifying your neighbour under the Party Wall Act before work starts.
How we work
- Guide price from the extension calculator, with no contact details needed.
- Visit to look at the house, access, drains and what you want the space to do.
- Design or your drawings. We build from your approved drawings, or design the extension with you first.
- Written quotation for your house.
- Build. We usually offer timber frame first for the walls, which gets the shell watertight quickly. At Rothwell it was watertight within three days of the walls going up.
- Fit-out and handover, including kitchens where that is part of the job.
Another of our extensions, in Harrogate
These photographs show a rear extension we built in Harrogate. They show a brick-matched exterior and a dining space opening to the garden — the kind of extension we build when the house and the drawings call for it. A Leeds project is priced from your drawings and a visit, not from these pictures.

Calculator, then a visit
Use the existing calculator for a guide range. You do not need to leave your name to try it. When you want a real quotation, book a visit and we will look at the house, the drawings and how we would build it.
Questions about extensions in Leeds
Do you have an office in Leeds?
No. The workshop and office are at Thorp Arch Trading Estate, in the Wetherby area. We do not have a Leeds office or a Leeds address. Visits and building work in Leeds are arranged from there.
Which parts of Leeds do you cover for house extensions?
We design and build house extensions in Rothwell, Pudsey, Roundhay, Meanwood, Moortown, Alwoodley, Headingley and Farsley, and in Wetherby on the edge of Leeds. If your home is elsewhere in Leeds, call 01937 208224 and we will say whether the journey from Thorp Arch is practical.
Is the online calculator a quote for a Leeds extension?
No. The calculator on our house extensions page gives an indicative range for a typical Yorkshire project. It is not a quotation. A visit is needed before we confirm a price for your house.
Can you build from drawings we already have?
Yes. If you already have planning permission and drawings, tell us when you get in touch. We can also design an extension with you if you are earlier in the process. We do not treat those as the same job.
Do I need planning permission for a house extension in Leeds?
Not always. Some single-storey rear extensions can be built under permitted development, within limits on depth, height and how much of the garden is covered. Side, wrap-around and most two-storey extensions, homes in conservation areas, flats and houses where permitted development rights have been removed usually need a planning application to Leeds City Council. Building regulations approval is needed either way. Check your own house with the council before relying on permitted development.
Have you built an extension in Leeds?
Yes. In Rothwell we built a single-storey timber-frame kitchen extension of just under 30 m², with a new WC and utility and a Howdens kitchen fitted by us. It was watertight within three days of the frame walls going up and took around 14 weeks overall. The full case study is on our Rothwell project page.
No drawings yet? We handle them for you through our design partners. See our planning & design help.
