Extensions built around your home

If you love your home but need more space, a well-designed extension can be a practical alternative to moving. We help homeowners across West and North Yorkshire add usable living space without unnecessary complication — with clear quotations, a managed build and a finish that matches the existing house.

  • Single-storey rear and side extensions
Open-plan kitchens, dining and living spaces with strong indoor–outdoor links, large glazing and garden access.
  • Two-storey additions
Extra bedrooms and bathrooms above, living space below — planned as one coherent build without taking more garden than needed.
  • Kitchen and family room extensions
Bigger cooking and dining areas, islands and storage, coordinated with structural openings and finishes.

From our Thorp Arch base we cover Leeds, Wetherby, Wakefield, Castleford, Harrogate, York, Ripon and surrounding towns. See areas we cover. If your house is in Leeds — including Pudsey, Roundhay, Meanwood, Moortown, Alwoodley, Headingley, Farsley, or Wetherby on the edge of the city — see house extensions in Leeds.

What to expect

After an initial conversation we visit where helpful, talk through options and constraints, and set out a clear route for design, permissions and construction. You get straightforward advice on what is realistic for your plot and home — not exaggerated promises. See a recent Harrogate timber-frame extension for how a compact rear addition can change how a house works.

House extension cost FAQs

How much does a house extension cost in Yorkshire?

It depends on the layout (rear, side or wrap-around), the size, whether you add a first floor, a ready-to-use finish or a basic shell, a flat or pitched roof, and extras such as bi-fold or sliding doors, roof lanterns or roof windows, and kitchen or bathroom fit-out labour. If you know you need a structural steel beam, the calculator adds it; if you are not sure, it leaves it out and we confirm it on the visit. Party wall agreements and restricted access are not in the online figure; we price them at the visit. Use our free calculator for an indicative Yorkshire-typical range (no contact details needed), then arrange a visit for a formal quotation. Figures are plus VAT.

How much does a rear extension cost in Leeds or Wetherby?

Rear, side and wrap-around extensions are priced from a fixed site set-up cost, the floor area, the length of new wall and whether the roof is flat or pitched. A first floor is priced by its own floor area and walls, and an optional new staircase can be added. Building control / build-over is allowed for in every estimate. Optional glazed doors, roof lanterns or roof windows, fit-out labour and structural steel add cost. Party wall agreements and restricted access (no side access) are priced at the visit. The online figure is indicative only; a visit is required before any firm price. All figures are plus VAT.

Is the online extension calculator a quotation?

No. It is an indicative estimate only for typical Yorkshire projects. The range is the calculated figure give or take about 5%. VAT is separate (plus VAT). A site visit is required for a formal quotation. Full demolition or complex drainage needs a survey and is not auto-priced.

What is included in the extension estimate?

The estimate covers the ground floor (and any first floor) at the finish you choose, ready to use or basic shell, always includes a building control / build-over allowance, and folds in any optional extras you select (bi-fold or sliding doors, roof lantern or roof windows, kitchen or bathroom fit-out labour, a new staircase). A structural steel beam is included only if you answer Yes; if you answer Not sure it is left out of the figure and confirmed on the visit. Party wall agreements and restricted access are priced at the visit. This is a guide estimate; a site visit is needed before we confirm a price. Unusual ground, full demolition and complex drainage sit outside the ballpark until surveyed.
